Our team recently carried out roof repairs for a client in Rayleigh, replacing the damaged felt and battens, renewing the leadwork, and restoring the tiles around a vulnerable section of the roof. Water ingress had been affecting the lower roof area due to deteriorated underlay, rotten battens, and failing lead flashing against the side wall.
Work Carried Out
Removal of Damaged Felt & Rotten Battens
The affected area was carefully stripped back, exposing severely perished felt and rotten battens. These were removed to allow for a complete rebuild of the roof structure beneath the tiles.
New Breathable Roofing Felt Installed
We installed high-quality breathable felt to provide long-lasting weatherproof protection and prevent further moisture penetration into the roof space.
Installation of New Treated Battens
Fresh pressure-treated battens were fitted to replace the decayed timber, creating a solid and durable fixing point for the roof tiles and ensuring proper ventilation.
Lead Flashing & Step Flashing Repairs
The existing leadwork had split and failed in multiple areas, allowing water to track behind it. We replaced the damaged sections with new lead flashing, neatly stepped into the brickwork and dressed securely over the new felt for a watertight seal.
Mortar Repairs & Joint Re-Pointing
Loose and cracked mortar was removed and re-pointed to reinforce the wall junctions and ensure the new leadwork remained fully secure.
Tile Reinstatement & Alignment
Once the structural repairs were complete, the original roof tiles were cleaned, refitted, and aligned, restoring a neat finish while blending seamlessly with the surrounding roof.
